What is the value of your Highlands Ranch Home?

The value of your property is what a ready, willing and able buyer will pay in
the current market.
Although most homes in Highlands Ranch are not custom built, real
estate values can
differ even between the same builder model, due to differences in location
and/or builder upgrades. Over time home values between similar homes
differ due to external factors, neglect or improvements by the
homeowner.
In order to accurately estimate the value of your home, a
qualified Realtor® or appraiser should physically
inspect your home so that condition, features, location and amenities can be
accurately noted and compared with similar homes that have recently sold in
your immediate neighborhood.
We offer you the following four options to help you estimate the value of
your Highlands Ranch real estate.
1. Online Automated Valuation Models (AVM) and Highlands Ranch
Colorado Real Estate
Records. If you would prefer that we not visit your home and you
would like a rough idea of what Highlands Ranch homes in your immediate area are
selling for, you can visit the following websites. Some are free and
others charge a small fee.
Douglas County
Website - In the Douglas County website, click on "Real Estate Search" in the side menu "Online
Services". You will be presented with options to find sales by subdivision
or property account number. Highlands Ranch is very large so we recommend
searching by account number. If you don't know your account number, run a
search on your own property and the account number will be listed near the top
of the page.
Online AVMs:
Zillow.com
Yahoo Real Estate
RealEstateABC.com
HouseValues.com
2. Desktop Evaluation - If you prefer that we not visit your
home but would still like a rough estimate of market value range, we offer a
'Desktop Market Evaluation'. In the form below under Home Valuation
Report Type, select "Desktop Valuation". In the form you will provide
information about your home and we'll use our expertise in the market to compare
it to similar Highlands Ranch properties in your immediate area that have recently sold, to give you an estimated range
of value. This is a free service.
3. Comparative Market Analysis or CMA - A Comparative Market Analysis
(CMA) is a more detailed assessment of your home's market value by a Realtor®, completed for the
purpose of establishing an accurate
listing price prior to your home being listed for sale.
Features of your home are compared
with other homes currently on the market, recently sold and/or those that did not sell.
The price is established by comparing your home to similar Highlands Ranch
Colorado homes that have sold
in your immediate area, within the past 6-12 months. In order to complete this CMA
real estate report, we will need to have access to the interior and exterior of your home
for approximately 30-45 minutes. If you would like to order this report,

"Interior/Exterior CMA". This is a free service.
4. Certified Residential Appraisal - Independent of RE/MAX
Professionals, Inc., Russ Harrist is a Colorado Certified Residential Appraiser
and can complete real estate appraisals in Highlands Ranch, Colorado for market valuation
or mortgage lending purposes. The fee for a full interior appraisal ranges from $325 to $400
depending upon the size of the home and complexity of the appraisal. Please call or
